October’s numbers are in, and the headline is a quiet one. The median single-family home in El Paso County sold for $475,000, the same as last October. What changed is choice: 3,126 homes were available at the end of the month, 260 more than a year ago, and homes took 56 days on average to go under contract, up from 52.
Here’s what I’d take from it:
Selling? Price it right the first time. Over the last 12 months, half the homes that never cut their asking price went under contract in 9 days or less at full price. Half the homes that cut took 72 days or more and sold for about 94% of where they started.
Buying? From October to January, more sellers cut their price before they sell.
Investing? A few ZIP codes and price ranges give buyers the most choice right now.
