544 of the 838 homes that closed in El Paso County in August sold with a seller concession. That is 64.9% — close to two out of every three. The median concession was exactly $10,000.
That is not a number I read in a headline. I pulled the closings from the MLS myself and checked them against the county figures before writing any of this down.
If you are buying, that $10,000 is sitting on the table in most transactions and the majority of buyers never ask for it. If you are selling, it means your net is not your list price — and that is worth knowing before you set one, not after.
