A Seller’s Guide
How Selling Works
Six steps, in order, with what you decide at each one.
The same six on every listing — so you always know where you stand.
If you are still deciding whether to sell at all, that is a different conversation and a fair one — call me and we will have it. This is for what happens once you have decided.

ClosingConsultation
We walk the house together and talk about your timeline, the condition, and what you actually want out of this. Then we set your number off recent sales near you — not a range from a website — and agree what we do if the market disagrees with us.
You decide
your asking price, and whether I am the right agent for this
I bring
the comparable sales for your street, an honest number, and no expectation that you sign anything that day
Preparation
This starts once you have decided to hire me. We walk the house again, this time the way a buyer will see it — what comes down, what gets cleared, what stays. Most of it is depersonalising: the photographs and the things that make it yours, so a buyer can picture their own life in the rooms. Then a staging walk-through, and an honest read on repairs — some return more than they cost, some return nothing at all, and I will tell you which is which. Photography, drone, video and the 3D tour come last, once the house is ready to be seen.
You decide
how much you want to do before we go live
I bring
the staging walk-through, an honest read on what earns its money back, and everything the listing needs to look like it deserves your price
Showings
The house goes live. You get notice before anyone walks through and honest feedback after they do — including the feedback you would rather not hear, early, while there is still time to act on it.
You decide
how to respond to what the market tells us
I bring
the traffic, the feedback, and a straight read on what it means
Offers
Price is one of about eight things in an offer. Terms, financing strength, deadlines, and what a buyer is asking you to cover can matter more than the headline number — and right now, most of them are asking.
You decide
which offer, and on what terms
I bring
every offer translated into plain English, and the negotiation that follows
Contract
Inspection, appraisal, loan and title all run on deadlines, and this is the stretch where most deals that fall apart fall apart. I track every date and tell you the moment one moves.
You decide
how to handle what the inspection turns up
I bring
the calendar, the follow-through, and early warning when something slips
Closing
You sign, it funds, and it is done.
You decide
nothing. That is the point.
I bring
everything that is left — and an agent who still answers the phone afterward

In El Paso County in August, 544 of the 838 homes that closed sold with a seller concession, and the median was $10,000. Your net is not your list price — and that is worth building into your number at the start rather than discovering at the end.

Where are you in this?
Tell me which step you are on and I will tell you what it actually involves for your house. No obligation, and nothing to sign.
Concession and closing figures for El Paso County, August 2026, independently verified against Pikes Peak MLS data on September 3, 2026. Reported sales were not necessarily listed or sold by Joe Ambuski or Pink Realty; figures are aggregate and intended only to show market trends.
